Rental Terms and Conditions
Showings
BornLiving´s policy is to show 3 properties per Client. If a client wishes to see further properties BornLiving will charge an agency fee amounting to a total of 50€ per additional property showed. This fee will be refundable, if the Client subsequently rents a flat through BornLiving.
If the Client wishes to visit the same property more than once, BornLiving will charge 50€ per extra visit. This charge will be refunded if you are renting a flat with BornLiving.
Reservations, Payments and Deposits
BornLiving requires a Reservation Fee to take a property off of the market, if the Client is interested. The required amount depends on the selected flat and the length of the booking. The Reservation Fee must be paid within 24 hours of a verbal confirmation. This fee is refundable, as part of the total agency fee paid to BornLiving on signing the Rental Contract.
Payment of the Reservation Fee should be made via bank transfer or by Paypal. The balance of the overall Agency Fee is also to be paid by either bank transfer or Paypal, before the Client may sign the Rental Contract and enter the property. Please note that the booking will not be confirmed until BornLiving has sent a confirmation e-mail and/or an Invoice.
Our services are in helping each client find the right place and to prepare an adequate rental agreement; all subsequent dealings with the apartment are between the landlord and tenant.
Renting a flat with BornLiving
If a Client decides to rent a flat with us at BornLiving, both the Reservation Fee and Agency Fee are to be paid before signing the Rental Contract. We will provide a receipt at that time.
Also before signing of the Rental Contract, the Client must prepare appropriate payments to the Owner (first month´s rent, deposit) and must prepare all documentation required (ID, proof of income, bank guarantee papers).
BornLiving will then provide an appropriate contract for the Client adjusted to the Owner´s and Client´s requirements as well as offering translation services for our foreign clients.
Fees
BornLiving´s agency fee is equivalent to one month’s rent for rentals over 6 months and 10% of the rental period for contracts less than 6 months.
Cancellation
Please note that the Reservation Fee is non-refundable. If the Client decides not to take the flat after having paid the booking, the Reservation Fee will not be refunded.
If, however, BornLiving is unable to provide the apartment being booked by the client, then the Reservation Fee will be refunded to the Client in full.
