1. Get Pre-approved: Before searching for a home it is best to be pre-approved for a mortgage so you will realistically know how much you can borrow and view properties accordingly. This will save you time in your home search! Contact us to find out about mortgages and pre-approval for EU and non-EU nationals.

2. Narrow the Search: Make list of items that are most important to you- such as size, number of bedrooms, location, terraces, balconies etc. This will enable your BornLiving sales consultant to pinpoint the exact homes you would like to view. It will also give you the best idea of what is available in the city.

3. Take a Look: Your BornLiving associate will then compile a list of between 3-10 flats for you to visit. This will give you a chance to compare and contrast as well as decide further upon your preferences for a primary or second home in Barcelona. Schedule a second visit for any flats that truly interest you.

4. Make an Offer: Once you have decided on a property prepare an offer. It is common to place a reasonable offer and plan for some negotiations back and forth with your sales agent.

5. Decision: Once you have decided upon the perfect home to purchase and your offer has been accepted make sure you have all of your personal documentation ready. You will need to place a deposit on the home in what is called ‘arras’ in Spain. This allows time for contracts and all legal work to be prepared. With the offer accepted and the deposit paid your lawyer will conduct a property search and make sure that there are no outstanding debts attached to the property which is confirmed in a document called a ‘Nota Simple’.

6. Signing: Your BornLiving agent and lawyer will make sure all of the properties legal documents are in order. Final completion takes place when the title deeds are signed before a notary and you pay the balance of the purchase price. The signed deed is lodged with the land registry and your lawyer will take care of the remaining formalities such as payment of the relevant transfer taxes.
