BornLiving´s policy is to show 6 properties per client. If a client wishes to see any additional properties BornLiving will charge a property search fee of €150. This fee will be refunded if the client subsequently rents a flat with BornLiving. It’s just not feasible to show large numbers of flats to everyone! We’ll try to match the right properties with your search requirements.

Reservations, Payments and Deposits

BornLiving requires a reservation to take a property off of the market, if the client is interested. The required amount depends on the selected flat and the length of the booking. The Reservation Fee must be paid within 24 hours of a verbal confirmation. This fee is deductible from the balance of the deposit for the apartment.

Payment of the reservation should be made via bank transfer, cash or Paypal. The balance of the overall agency fee should also to be paid by either bank transfer, cash or Paypal before the client may sign the rental contract and enter the property. Please note that receipt of a bank transfer may be required due to time required to process international bank transfers.

We endeavor to help our clients find the right property and to prepare an adequate rental agreement; all subsequent dealings with the apartment are between the landlord and tenant based on terms stated in the rental contract. BornLiving is unable to take responsibility for issues relating to services, utilities or structural issues beyond our control but BornLiving will try to ensure that all properties are in good order prior to rental by any of our clients.

Renting a Flat with BornLiving

If a client decides to rent a flat with us at BornLiving, the security deposit, the agency fee and the current months rent (less any reservation placed on the property) are to be paid before or at the signing of the rental contract.

Prior to signing the rental contract, the client must have all documentation required (ID, proof of income, bank guarantee papers, employment contract) in order to proceed. Signing the contract is at the discretion of the owner of the property, BornLiving cannot guarantee that a client may rent a property without consent of the owner.

BornLiving will provide an appropriate contract for the client and facilitate negotiation where required and can provide translation of the aforementioned contract.

Fees

BornLiving´s agency fee is equivalent to one month’s rent.

Cancellation

Please note that the reservation is non-refundable. If the client decides not to take the flat after having paid the reservation, the reservation will not be refunded. If, for any reason not due to the client, the negotiations break down and the contract is not signed, then the reservation will be refunded to the client in full.

Sometimes that perfect property is still a vision of what it could be and will need some serious work for it to become a reality. This is ok if your experienced in renovation but if you’re starting out, it can cost a lot more than it should without good professional advise and workmanship.

We can help you locate a property that might be an ideal candidate for renovation as well as help you assess the costs for the renovation work itself. If you can’t find what you are looking for it might be an option to consider, not for the faint hearted and it will take some time, but we can help make sure that it is a possibility.
