This will save you time in your home search! Contact us to find out about mortgages and pre-approval for EU and non-EU nationals.</p><p>2. <strong>Narrow the Search</strong>: Make list of items that are most important to you- such as size, number of bedrooms, location, terraces, balconies etc. This will enable your BornLiving sales consultant to pinpoint the exact homes you would like to view. It will also give you the best idea of what is available in the city.</p><p>3. <strong>Take a Look</strong>: Your BornLiving associate will then compile a list of between 3-10 flats for you to visit. This will give you a chance to compare and contrast as well as decide further upon your preferences for a primary or second home in Barcelona. Schedule a second visit for any flats that truly interest you.</p><p>4. <strong>Make an Offer</strong>: Once you have decided on a property prepare an offer. It is common to place a reasonable offer and plan for some negotiations back and forth with your sales agent.</p><p>5. <strong>Decision</strong>: Once you have decided upon the perfect home to purchase and your offer has been accepted make sure you have all of your personal documentation ready. You will need to place a deposit on the home in what is called &#8216;arras&#8217; in Spain. This allows time for contracts and all legal work to be prepared. With the offer accepted and the deposit paid your lawyer will conduct a property search and make sure that there are no outstanding debts attached to the property which is confirmed in a document called a &#8216;Nota Simple&#8217;.</p><p>6. <strong>Signing</strong>: Your BornLiving agent and lawyer will make sure all of the properties legal documents are in order. Final completion takes place when the title deeds are signed before a notary and you pay the balance of the purchase price. Usually property owners will want to know who their prospective tenant will be (Passport, ID Card), what they do for work (Employment Contract, Letter of Acceptance from University, Company Registration Documentation), and some reassurance that they have sufficient income to be able to afford their apartment (Scans of Recent Bank Statements)<br
/> If you see an apartment you like, have photocopies of this information to hand (its very likely you will be asked for it so its better to volunteer it, it will also save time) or scan these documents in advance and have them ready to send by email.</p><p><strong>Viewing Properties: </strong>We can advise you about each of the properties that you have expressed an interest in. It&#8217;s our job to try to get as good an understanding of your needs so that we can advise you about which might be the best choices for you. This way we can save you time and only show you the best apartments suited to your needs.</p><p><strong>Making a Reservation:</strong> If you see an apartment which you absolutely like and are keen to hold it so that nobody else will see it, we have a very straightforward reservation process. It goes like this:  We complete a reservation agreement outlining the main terms on which the apartment is rented, what the rent will be, how much the deposit is, the address, the owners name, what your move in date will be, how much is the agency fee and within what period of time the contract will be signed (usually one week).</p><p>The reservation amount is usually equivalent to one months rent (this is not an added fee, it will be deducted from the deposit paid). The reservation agreement also includes our terms and conditions on which the reservation is made and a formal receipt that one months rent has been received by way of reservation on the property. The owner of the property will be informed of the reservation and a reservation acknowledgment will be received from them so that the property is secure.</p><p><strong>Refundable Security Deposit: </strong>In Barcelona the normal security deposit required for renting an apartment is two months rent. In some cases this may be three or even four monts (depending on the quality of the apartment furnishing) but usually it is two months. This deposit is held by the owner in the event of non payment of rent or serious damage to the property. It is advisable to give the required notice of your leaving the apartment (one month, sometimes two), take care of all minor repairs and make sure that deposit is returned when you are returning the keys of the apartment to the property owner.</p><p><strong>Signing the Contract:</strong> The contract you sign will be in Spanish, but we will provide you with a full verbatim translation in English. We will assist you with negotiation of the final contract and will act as intermediary between you and the owner so that things go as smoothly as possible. At this time of the signing of the contract, the balance of the security deposit and the first months rent (pro-rata based on number of days in the month if you aren&#8217;t moving in on the 1st of the month) must be paid in cash or there must be a receipt of bank transfer for this amount.</p><p><strong>Inventory: </strong>For the signing of the contract we will also walk through of the apartment with you and the owner and complete an inventory of the property contents as well as making note of the general condition of the property so that everything is in working order and if anything needs mentioning, it should be included in an annex to the contract.</p><p><strong>Our Fees: </strong>Our fee is equivalent one month&#8217;s rent.</p><p><strong>Settle In:</strong> Once you have the keys and are settled in feel free to contact us at any time!
